ARC Requirements
- Master HOA (FHRCA) governs overall community standards; FishHawk Ranch, FishHawk Ranch West, and Starling at FishHawk each have distinct ARC boards
- Must identify the correct village association by lot address before submission — submitting to the wrong board wastes an entire review cycle
- Comprehensive approved plant lists maintained by the community — substitutions require a variance application and separate approval
- Scaled site plan required showing all property dimensions, existing features, and proposed placement for every element
- Irrigation design required showing controller location, rain sensor, and zone coverage area
- All contractors must provide DBPR license number and current insurance certificate with the ARC application
- Fence, gate, and mailbox modifications require their own pre-approval independent of landscape plan

FHRCA holds bi-weekly ARC review meetings. Confirm the next meeting date before submitting — a one-day miss means a 2-week delay. FishHawk Ranch West has stricter streetscape standards than the original community.
